Simple Resolutions
1. Look into going with a more efficient filter next year if you haven’t already, and replace it at least every 90 days. These new, improved high-efficiency pleated filters have a charge that functions as an electromagnet to capture the smallest impurities from your air — especially some that carry bacteria.
2. Check the areas around your exterior AC system, and heat pumps to make sure you have at a minimum of two feet of room surrounding them.
3. Gather up debris, trash, pollen, leaves, twigs, and other yard waste from the top and sides of your AC units and heat pumps at least once a week during the spring, summer, and autumn. During the summer, when you are mowing, watch your lawnmower to make sure it isn’t throwing any grass clippings towards the unit.
4. On a monthly basis, check the insulation on your refrigerant lines going into the house. If any are no longer there or have gotten damaged, have them replaced.
5. Make sure your unit is on a firm and level surface. Every year, make sure that your outdoor air-conditioning units and heat pumps rest on a firm and stable ground or concrete pads.
6. Stop clogs from forming or growing. Every year, empty a cup of bleach mixed with water down your AC’s condensate drain to prevent the development of algae and mold, a common cause for clogs.
7. In the warmer months, shut down the water supply to your furnace humidifier. In the fall, or when you get close to needing to turn on the heat, obtain a new humidifier wick filter. Once you have that, fix the humidistat to between 35 percent to 40 percent relative humidity. Once everything is set, turn the supply of water back on.
8. Are you closing off your home’s registers? Before you close too many, make sure you don’t shut off more than 20 percent of them. Keeping them open will circumvent adding any avoidable stress on your HVAC system. Also, it’ll ensure proper airflow in your place.
9. We can never stress this enough. Replace the batteries in your home’s smoke detector and carbon monoxide detector on a yearly basis.
10. While we list this one last, it’s plausibly the most important of all. Because the majority of home systems have both heat and air conditioning, we strongly encourage homeowners to schedule HVAC system checkups two times per year. For all of your cooling equipment, you should have a pro come out in the spring. For all your heating system equipment, another checkup is necessary in the fall.
